Estate Sale Cleanouts in NJ, PA & DE
An estate sale clean out is what happens after the last buyer leaves: everything that did not sell is donated, recycled or hauled away, and the house is left empty and swept. An estate sale rarely empties a home. The cleanout is what makes it ready to list.

Roadside Cleanouts handles estate sale cleanouts across South Jersey, the Philadelphia area and Northern Delaware. We run estate sales ourselves, so we can do the sale and the cleanout as one job with one crew. And if another company ran your sale, we will clear what they left. Call or text (848) 221-7034.
Two Ways We Do This
We run the sale, then clear the house
One family crew prices and sells what has value, the proceeds go to the family, and anything unsold is donated, recycled or hauled. No hand-off between companies.
Someone else ran the sale
The sale is over, the estate sale company is gone, and the house is still half full. We clear the remainder so the property can be listed, rented or handed over.
How our sales work is on the estate sales page. If you are not sure whether a sale is worth holding at all, estate sale vs. estate cleanout lays out the decision, and five signs a home has estate sale potential is a quick first check.
What Is Usually Left After an Estate Sale
Buyers take the good furniture, the tools, the jewelry and the collectibles. What stays behind is predictable:
- Everyday furniture nobody wanted: worn sofas, particleboard dressers, old mattresses and box springs
- Kitchen contents: mismatched dishes, cookware, small appliances, the pantry
- Clothing, linens and bedding
- Paper: books, magazines, files and decades of household records
- Large appliances that were not sold with the house
- Old televisions and electronics
- The basement, attic and garage, which buyers barely touch
- Chemicals and paint, which nobody can sell or haul
That is often a large share of what was in the house to begin with. It is also the part with no resale value, which is why it gets left.
How an Estate Sale Cleanout Works
01
Walkthrough
After the sale, or before it if we are running it. You get an upfront price for clearing what remains.
02
Final Keepsake Pass
Photographs, documents and anything personal get set aside for the family before the rest is loaded.
03
Donate and Recycle
Usable household goods go to donation wherever we can place them. Metal and electronics are separated for recycling.
04
Haul the Rest
Every room, plus the basement, attic, garage and shed.
05
Swept and Ready
The house is left empty and broom-swept, ready for a cleaner, a painter or a listing photographer.
Paperwork: Look Before It Leaves
Estate sale buyers do not want paper, so it is almost always still there afterward: deeds, titles, tax returns, insurance policies, bank statements. Some of it the executor needs, and none of it should go in a truck unread. We set aside anything that looks like a document. What to do with the paperwork you find in an estate covers what to keep and for how long.
What We Cannot Take
Paint, solvents, fuel, pesticides, pool chemicals and propane are the other reliable leftovers, and no licensed hauler can put them on a general-waste truck. We separate them and tell you where they go. The full list is on our what we take page.
How Pricing Works
A post-sale cleanout is priced the same way as any cleanout: by the volume that leaves the property, how hard it is to get out, and what it costs to dispose of. The less that sold, the more there is to haul.
When we run the sale: proceeds go back to the family, and in many cases they offset a meaningful share of the cleanout cost. We will tell you honestly at the walkthrough whether a sale is likely to be worth holding.
Per-piece disposal fees for mattresses, tires, refrigerant appliances and televisions are named in the quote before you agree. More on our pricing page and in what an estate cleanout costs.

Estate Sale Clean Out FAQs
What is an estate sale clean out?
An estate sale clean out is the removal of everything left in a home after an estate sale. Unsold furniture, household goods, appliances and the contents of the basement, attic and garage are donated, recycled or hauled away so the property is empty and ready to list.
Do estate sale companies clean out the house afterward?
Some do and many do not. Roadside Cleanouts does both: one family crew runs the estate sale and then clears whatever did not sell. We also clear homes after another company has held the sale.
How much does a cleanout after an estate sale cost?
It is priced by the volume that remains, how hard it is to remove, and disposal costs. The more that sold, the less there is to haul. Estimates are free and upfront after a walkthrough or from photos.
What happens to the items that did not sell?
Usable items are donated wherever we can place them, metal and electronics are recycled, and only what is left goes to disposal. Photographs, documents and personal items are set aside for the family.
How soon after the sale can the house be cleared?
Often within days. Most homes are cleared in one visit after the sale ends. We run seven days a week, 7am to 7pm, and will tell you honestly whether we can meet a closing or listing date.
Ready to Talk It Through?
Roadside Cleanouts is Steven, Debbie and Gary: an actual family, not a franchise. We will walk the property with you, tell you honestly whether anything is worth selling first, and give you a fair number with no obligation. Seven days a week, 7am to 7pm.
