Property Cleanouts for Realtors, Investors & Owners

A property cleanout empties a house, unit or building so the next thing can happen: listing photos, an inspection, a closing, a renovation or a new tenant. Everything out, every floor, the garage and the yard, swept when we leave.

Who Calls Us for a Property Cleanout

Listing agents

The seller has moved and left half a house behind. It needs to be empty before the photographer comes.

Buyer’s agents and new owners

The house was supposed to be delivered broom-clean and was not, and it has to be cleared before anyone can move in.

Investors and flippers

You bought it as-is, contents included. The contractor cannot start until it is empty.

Landlords and property managers

A tenant is out and the unit has to turn. See eviction and foreclosure cleanouts.

Out-of-area owners

An inherited or vacant property you cannot get to. We work from a lockbox and photos.

Attorneys and executors

An estate property that has to be cleared before it can be sold. See estate cleanouts.

What a Property Cleanout Includes

  • The whole building: every room, closets, attic, basement and crawl spaces we can safely reach
  • Garage, shed and outbuildings
  • The yard: old furniture, swing sets, debris piles, items left along the fence
  • Appliances that are not staying with the house
  • Carpet, old cabinets and renovation leftovers, if the property is being rehabbed
  • A broom-swept finish, so the cleaner, painter or photographer can start

Heavily filled properties are a different scope. For those, see hoarding cleanouts.

Why Timing Is the Whole Job

For a homeowner, a cleanout is about space. For a real estate deal it is about dates. A cluttered house photographs badly and shows worse. A buyer’s final walkthrough can stall if the seller’s belongings are still in the garage. A contractor will not start demolition around someone else’s furniture.

Curbside bulk pickup is not built for that. Most towns limit bulk to a set day, a few items at a time, and some do not collect from vacant properties at all. Cherry Hill, for example, provides no collection to properties without a valid certificate of occupancy. So the practical options are a dumpster and your own labor, or a crew.

We run seven days a week, 7am to 7pm, and most single-family houses come out in one visit. Tell us the date you are working to and we will tell you honestly whether we can hit it.

How It Works

01

Send photos of each room, or we walk the property. You get an upfront number.

03

04

Swept and Ready

Broom-swept and ready for the next trade.

Before You Clear It: Two Checks

  • Whose belongings are they? If the contents belonged to a tenant, there is a legal process before anything can be thrown away. Our eviction cleanouts page summarizes New Jersey’s rules. If they belonged to a seller, confirm in writing, through your agent or attorney, that the items are abandoned.
  • Is anything worth selling? Houses sold as-is sometimes hold furniture, tools and collectibles with real value. We will tell you at the walkthrough, and our estate sales service can recover some of it before the rest is hauled.

How Pricing Works

Volume, access and disposal set the price: how many truckloads leave the property, how hard the contents are to get out, and what they cost to dispose of. Our price includes the labor, the truck and the disposal fees.

About disposal surcharges: mattresses and box springs, tires, anything containing refrigerant, televisions and CRT monitors carry a per-piece fee at the facility. We pass those through at cost and name them in your quote before you agree.

Property Cleanout FAQs

What is a property cleanout?

A property cleanout is the removal of everything left in a house, unit or building, including the garage, basement, attic and yard, so the property is empty and broom-swept for a listing, a closing, a renovation or a new occupant.

How much does a property cleanout cost?

Property cleanouts are priced by volume, access and disposal: how many truckloads leave the property, how hard the contents are to get out, and what they cost to dispose of. Estimates are free and upfront, from photos or a walkthrough.

Can you clear a house before closing or listing photos?

In most cases, yes. Most single-family houses are cleared in one visit, and we run seven days a week from 7am to 7pm. Tell us your date and we will tell you honestly whether we can meet it.

Do I need to be at the property?

No. Access by lockbox or key handoff is fine, which is how most agents, investors and out-of-area owners work with us.

What if the seller or a tenant left belongings behind?

Make sure you have the legal right to dispose of them first. Tenant property is covered by a notice process under state law, and a seller’s items should be confirmed as abandoned in writing. Once that is settled, we clear everything in one visit.
