Roadside Cleanouts clears storage units across South Jersey, the Philadelphia area and Northern Delaware. A 5×5 closet or a 10×30 packed to the door. We are a family-owned crew based in Franklinville, NJ. Call or text (848) 221-7034 with the unit size and a photo from the doorway, and you will have a price before we come out.
The Math Nobody Wants to Do
A storage unit is a monthly bill for things you are not using. Add up what you have paid since you rented it. For a lot of units the total passed the value of the contents a long time ago, and every month you wait adds another payment.
That is not a reason to feel bad. It is a reason to pick a date. A cleanout is a one-time cost that ends a recurring one.
Who Calls Us for This
Renters ready to be done
The unit was meant to be temporary. It has been years.
Families and executors
A parent or relative left a unit behind and someone has to deal with it.
Out-of-town owners
You moved away and the unit stayed. Access can usually be arranged through the facility office.
Businesses
Old inventory, files, fixtures and equipment sitting in commercial storage.
Auction buyers
You bought a unit, kept what you wanted, and need the rest gone inside the facility’s deadline.
Facility managers
Abandoned units that need to be cleared and re-rented.
How a Storage Unit Cleanout Works
01
Photo and Quote
Unit size plus a photo or two from the door is usually enough for a firm, upfront number.
02
Access
Meet us there, or arrange access with the facility office. Tell us the gate hours and any rules for trucks.
03
Keep Pile First
Anything you want comes out and is set aside before the rest is loaded. Tell us what to look for.
04
Load and Sort
Usable items go to donation where we can place them. Metal and electronics are separated for recycling.
05
Swept and Empty
The unit is left broom-clean, ready for you to close the account.
What We Set Aside
Storage units hold more paperwork and keepsakes than people remember putting there. Photographs, documents, tax records, jewelry boxes and anything that looks personal get pulled and set aside rather than loaded. If the unit belonged to a relative, read what to do with the paperwork you find in an estate before the day.
If the unit holds furniture, tools or collectibles with real resale value, tell us. We would rather help you sell it through our estate sales service than haul it. Five signs a home has estate sale potential applies to units as much as houses.
What We Cannot Take
Paint, solvents, fuel, propane tanks, pool chemicals, pesticides and ammunition cannot go on our truck or anyone else’s. They turn up in storage units more often than you would think. Flag anything like that and we will tell you where it needs to go. The full list is on our what we take page.
How Pricing Works
Storage units are priced by volume: how much of the truck the contents fill. As a rough guide:
| Unit size | Typical contents | Typical load |
|---|---|---|
| 5×5 or 5×10 | Boxes, a few pieces of furniture | Quarter to half load |
| 10×10 | A one-bedroom apartment | Half to full load |
| 10×20 | A two- or three-bedroom home | One to two loads |
| 10×30 | A full house plus garage | Two loads or more |
These are estimates only. A loosely packed unit and one stacked to the ceiling are very different jobs, which is why a photo matters. Ground-level drive-up units are the simplest. Upper floors, elevators and long hallways add handling time.
About disposal surcharges: mattresses and box springs, tires, anything containing refrigerant, televisions and CRT monitors carry a per-piece fee at the facility. We pass those through at cost and name them in your quote before you agree.

Storage Unit Cleanout FAQs
How much does a storage unit cleanout cost?
Storage unit cleanouts are priced by volume, meaning how much of the truck the contents fill, plus access. A small 5×5 or 5×10 unit is often a quarter to half load, while a packed 10×20 can be one to two full loads. Estimates are free and upfront from the unit size and a photo.
Do I have to be there for the cleanout?
Not necessarily. If you cannot be there, access can usually be arranged through the facility office. Tell us ahead of time what you want kept so it is set aside before anything is loaded.
Can you clean out a storage unit that belonged to a relative who died?
Yes. We clear units for families and executors, setting aside photographs, documents and personal items. You will need the legal authority and the facility’s permission to access the unit.
Will you leave the unit clean enough to close the account?
Yes. The unit is emptied and swept so you can remove your lock and close out with the facility.
What happens to the items you remove?
Usable items are donated wherever we can place them, metal and electronics are separated for recycling, and only what is left goes to disposal.
