What an Estate Cleanout Includes

An estate cleanout clears the entire property: every room, the attic, the basement, the garage and whatever is in the shed. When it is finished the house is empty and broom-swept, ready to list, rent or hand over at closing. It is priced for the whole job rather than item by item, which is what separates it from ordinary junk removal. How we run them is on our main estate cleanouts page.

Camden County houses vary a great deal. Cherry Hill and Voorhees are mostly split-levels, ranches and colonials with full basements and two-car garages. Haddonfield, Collingswood and Haddon Heights have older homes with walk-up attics and narrow cellar stairs. The southern end, around Gloucester Township and Winslow, is newer development. The access is different in each, and access is a large part of the job.

The Order Things Happen In

1. Secure the house

Locks changed or checked, homeowner’s insurance still in force, heat left on through winter, mail forwarded, and someone nearby with a key. It costs almost nothing and it is the step most often skipped.

2. Get your legal authority

In New Jersey a will cannot be admitted to probate until ten days after the date of death. The Camden County Surrogate is at 509 Lakeland Road in Blackwood, phone (856) 225-7282, open Monday to Friday, 8:30am to 4:00pm. The office works by appointment only and does not take walk-ins. It also accepts filings by mail and through a drop box at the same address.

Until you have that authority in hand, you are protecting the property, not disposing of it. Ask the estate’s attorney what may be removed in the meantime. We are a cleanout crew, not lawyers. Our guide to the executor’s first 90 days covers this stretch.

3. Walk the house and pull what matters

Photographs, documents, jewelry and anything sentimental, before a crew arrives. Keep one box for paperwork: deeds, titles, policies, tax records, anything with an account number. See what to do with the paperwork you find in an estate, and if several heirs are involved, dividing a parent’s belongings without a family fight.

4. Decide whether anything should be sold first

Solid wood furniture, tools, coins, sterling, china and collectibles all have a market. If the house holds that kind of contents, an estate sale before the cleanout puts money back into the estate, and one crew can do both. Estate sale vs. estate cleanout lays out how to choose.

5. The clearing day

You point, we carry. Nothing needs to be boxed, moved to the curb or cleaned first. Most single-family homes come out in one visit. Larger or heavily packed properties can take two.

Why Curbside Pickup Will Not Clear the House

Every Camden County town runs its own bulk program, and none is designed for a full house.

  • Cherry Hill offers a one-time courtesy collection for a house cleanout, but only on Fridays, scheduled ahead, and with proof of application for a Continued Certificate of Occupancy. The township does not collect at vacant properties without a valid certificate of occupancy. Details in Cherry Hill bulk trash vs. junk removal.
  • Winslow Township collects bulk one Thursday a month, set by your trash day, and requires mattresses to be wrapped in plastic.
  • Pennsauken allows up to two bulk items a week, with notice to Public Works the business day before.

None of them takes televisions at the curb, and none takes debris from a renovation. For an estate, those limits turn a one-day job into months of curb piles.

Where Everything Goes

Usable furniture, appliances and household goods go to donation wherever we can place them. Metal and electronics are separated for recycling. Only what is left goes to disposal. The full route is in what happens to your stuff after a cleanout.

Oil-based paint, solvents, pesticides, pool chemicals and propane cannot go on any general-waste truck. Camden County’s Division of Environmental Affairs runs household hazardous waste collection events for residents through the year; call (856) 858-5241 for dates. Flag anything like that at the walkthrough and we will set it aside. The full list is on our what we take page.

What It Costs

Three things set the price: volume, labor and disposal. How much truck space the contents take, how hard they are to get out, and what it costs to dispose of them responsibly. Stairs, tight basements and long carries add handling time. Mattresses, tires, televisions and anything with refrigerant carry a per-piece fee at the facility, and we name those in the quote before you agree.

For planning only: published figures generally put home and estate cleanouts in the $500 to $2,500 range, with larger and heavily packed properties above that. The only number that means anything is the one you get after a walkthrough.

Handling It From a Distance

Many executors do not live nearby. A cleanout can usually be arranged with a lockbox, photos and a phone. Handling an estate cleanout from out of state explains how.

Camden County Estate Cleanout FAQs

How much does an estate cleanout cost in Camden County, NJ?

It depends on volume, labor and disposal. Published figures generally place home and estate cleanouts between $500 and $2,500, with larger or heavily packed properties above that. A firm price comes from a walkthrough or photos, and the estimate is free.

Where is the Camden County Surrogate’s office?

The Camden County Surrogate is at 509 Lakeland Road in Blackwood, phone (856) 225-7282, open Monday to Friday from 8:30am to 4:00pm. The office works by appointment only and does not accept walk-ins.

How soon after a death can I clean out the house in New Jersey?

You can secure the property right away, but should not dispose of estate property until you have legal authority. In New Jersey a will cannot be admitted to probate until ten days after the date of death. Ask the estate’s attorney what can be removed before then.

Will Cherry Hill pick up the contents of an estate?

Only partly. Cherry Hill offers a one-time courtesy house-cleanout collection on a Friday, scheduled ahead, with proof of application for a Continued Certificate of Occupancy. It does not collect televisions, contractor debris, or anything at a vacant property without a valid certificate of occupancy.

Do you run estate sales in Camden County too?

Yes. If the home holds furniture, tools or collectibles worth selling, we can hold an estate sale first and then clear whatever is left with the same crew.

Ready to Talk It Through?

Roadside Cleanouts is Steven, Debbie and Gary: an actual family, not a franchise. We will walk the property with you, tell you honestly whether anything is worth selling first, and give you a fair number with no obligation. Seven days a week, 7am to 7pm.
