Eviction & Foreclosure Cleanouts in NJ, PA & DE
An eviction or foreclosure cleanout clears everything a former occupant left behind, from furniture and bagged trash to appliances and debris, so the property can be repaired, re-rented or listed. One visit, one invoice, broom-swept when we leave.
Call or Text (848) 221-7034 Free Estimate
Roadside Cleanouts handles eviction and foreclosure cleanouts for landlords, property managers, realtors, investors and lenders across South Jersey, the Philadelphia area and Northern Delaware. Who This Is For
Landlords
A tenant is out and the unit is full. Every day it sits is lost rent.
Property managers
Turnovers across multiple units, on a schedule, with one point of contact.
Realtors and investors
A purchase that came with the previous owner’s contents, or a flip that needs to be empty before the contractor starts.
Banks and asset managers
Foreclosed and REO properties that need a trash-out before they can be secured, inspected or listed.
Before Anything Is Removed: The Legal Part
This matters, and it is the step that gets landlords into trouble. Property left behind by a tenant is not automatically yours to throw away. We are a cleanout crew, not lawyers, so treat this as a starting point and confirm with your attorney.
In New Jersey, the state’s abandoned tenant property law sets out a process. According to the Department of Community Affairs’ summary of the law:
- When it applies. A landlord may dispose of property left behind only if the landlord reasonably believes the tenant has abandoned it, and either a warrant for removal has been executed and possession restored to the landlord, or the tenant has given written notice of voluntarily giving up possession.
- Written notice first. The landlord must send the tenant written notice that the property is considered abandoned and must be removed by a stated date.
- The waiting period. That date can be no less than 30 days after the notice is delivered, or 33 days after it is mailed, whichever comes first.
- How it is sent. By certified mail with return receipt, or receipted first-class mail, to the tenant’s last known address, in an envelope marked “Please Forward.”
- Safekeeping in the meantime. The landlord has to store the property with reasonable care, on the premises or elsewhere, and may charge reasonable storage and removal costs. Perishable food can be disposed of promptly.
- After the deadline. Property that goes unclaimed can be sold, or destroyed if it has little value.
Some commercial leases set their own terms, and Pennsylvania and Delaware have their own rules. The practical point is the same everywhere: get the legal clearance first, then call us.
Not sure where you stand? Talk to your attorney before you schedule. Once you have clearance, call or text (848) 221-7034 and we will find the earliest date that works.
What an Eviction Cleanout Includes
- Everything left behind: furniture, mattresses, clothing, bagged and loose trash, food, personal items
- Appliances, including refrigerators that have been sitting unplugged
- Basement, attic, garage and yard, not just the living space
- Carpet, damaged cabinets and other debris if the unit is being renovated
- A broom-swept finish, so your cleaner, painter or contractor can start
If the property is heavily filled or unsanitary, that is a different scope. See our hoarding cleanouts page for how we handle those.
How It Works
01
Photos and Quote
Send photos of each room, or we walk the property. You get an upfront number.
02
Access
A lockbox code or a key handoff. You do not need to be on site.
03
Clear the Property
Most single units and houses come out in one visit. We flag anything that looks like documents or valuables.
04
Swept and Ready
The property is left broom-swept, ready for your cleaner, painter or contractor.
How Pricing Works
Volume, access and disposal set the price: how many truckloads leave the property, how hard the contents are to get out, and what they cost to dispose of. A lightly furnished apartment and a packed three-story house are very different numbers, which is why we quote from photos or a walkthrough rather than guessing.
About disposal surcharges: mattresses and box springs, tires, anything containing refrigerant, televisions and CRT monitors carry a per-piece fee at the facility. We pass those through at cost and name them in your quote before you agree.

What We Cannot Take
Paint, solvents, fuel, propane, pool chemicals and other hazardous materials cannot go on any general-waste truck. We separate them and tell you where they need to go. The full list is on our what we take page.

Eviction and Foreclosure Cleanout FAQs
How much does an eviction cleanout cost?
Eviction cleanouts are priced by volume, access and disposal: how many truckloads leave the property, how hard the contents are to get out, and what they cost to dispose of. Estimates are free and upfront, from photos or a walkthrough.
How long does a landlord in New Jersey have to wait before throwing out a tenant’s belongings?
Under New Jersey’s abandoned tenant property law, a landlord must first send written notice, and the removal date in that notice can be no less than 30 days after delivery or 33 days after mailing, whichever comes first. The law applies only after a warrant for removal has been executed or the tenant has given up possession in writing. Confirm the details with an attorney.
Do I need to be at the property during the cleanout?
No. Access by lockbox or key handoff is fine.
How fast can you clear a unit?
Most single rental units and houses are cleared in one visit. We run seven days a week, 7am to 7pm, and will tell you honestly whether we can meet your date.
Do you clean out foreclosed and bank-owned properties?
Yes. We clear foreclosed and REO properties for lenders, asset managers, realtors and investors, including the basement, attic, garage and yard.
Ready to Get the Unit Back?
